We undertook two comprehensive renovations of the premises at Paddington Street, Paddington, commencing with the transformation of the property’s rear stables into a fully functional one-bedroom dwelling. This interim accommodation allowed the homeowner to reside on-site during the subsequent major renovation of the main house.
Stables Renovation
The stables were meticulously renovated to provide a comfortable living space. Key enhancements included:
Kitchen & Bathroom Overhaul: Installation of modern fixtures and finishes.
Flooring Update: New flooring throughout to enhance aesthetic appeal and functionality.
Structural Repairs: Patching and repainting of walls, along with ceiling repairs to ensure safety and comfort.
Backyard Restoration: Addressing significant root damage to restore the outdoor area to a usable condition.
This phase was completed promptly, providing the homeowner with a comfortable interim living arrangement.
Major Renovation of the Main Residence
Following the successful completion of the stables renovation, the major renovation of the main residence commenced and was completed within nine months. Working alongside an architect and interior designer, we reimagined every aspect of the property to balance modern functionality with the home’s historic charm.
Scope of Works
The renovation encompassed:
- Kitchen & Bathroom Renovations: Complete redesigns to modernize and optimize these essential spaces.
- Flooring Installation: Laying of new flooring throughout the residence for a unified aesthetic.
- Steel Frame Windows & Doors: Installation of contemporary steel-framed windows and doors surrounding the rear of the property, enhancing natural light and connectivity to the outdoors.
- Backyard Overhaul: The outdoor space was completely transformed, with sandstone stairs, retaining garden walls, and Filetti natural stone flooring creating a sophisticated and functional environment for outdoor living. Comprehensive landscaping to revitalize the outdoor space, including addressing previous structural issues.
- Total Plumbing Upgrade: The home received a full plumbing overhaul, ensuring both the house and the new backyard water source are efficient and reliable.
- Convict-Made Well Restoration: The outside convict-made well, a historic feature of the property, was carefully restored and reimagined to become a sustainable water source for the backyard garden. A steel safety grate was installed to preserve the integrity of the well while ensuring safety.
- Extension of the Back Room: The back room was extended, effectively doubling the size of the lounge room. This renovation included a seamless indoor-outdoor living area, which opens directly into the beautifully landscaped garden. A new fireplace adds warmth and charm, making this a perfect space for both relaxation and entertaining.
